How to choose the right Buyers Agent in a real estate industry under scrutiny

In Summary

Recent media coverage around the alleged collapse of Dashdot has understandably raised concerns for Australian property buyers.

When people hear stories like this about clients potentially losing money or being left without the service they expected, it’s natural for them to question the integrity and standards of the entire Buyers Agent industry.

However, not all Buyers Agents operate the same way. At Brady Marcs Buyers Advisory, our approach is built around long-term client relationships, consistent communication and a deep understanding of your circumstances and property goals.

In this article, I explain why I welcome more scrutiny in the Sydney Buyers Agents industry, what buyers should look for before choosing an agency and why a client-first, relationship-led approach is the ideal service model to help you achieve the best property outcomes.

The recent headlines are concerning, but they don’t reflect the whole industry

Like many people in the property industry, I’ve been following the media coverage around Dashdot, the Australian Buyers Agency that recently collapsed, leaving hundreds of clients potentially upset, frustrated and financially impacted.

It’s honestly awful to see.

When people choose to work with a Buyers Agent, they’re not just paying for a service. They’re trusting someone to help them navigate one of the biggest financial decisions they’ll ever make, and that comes with a lot of responsibility.

So, I understand why some buyers may now be asking: “Can I really trust a Buyers Agent?”

This is a fair question, but my answer is this: please don’t assume every Sydney Buyers Agent operates the same way.

There are many different standards, different motivations and very different levels of service and care in this industry.

That’s why having this conversation matters.

Not all Buyers Agents operate the same way

One of the most important things buyers need to understand is that not all Buyers Agents adopt the same service model.

Some agencies are built for scale and transactional speed. Others are built around personal service, close communication and long-term client relationships.

At Brady Marcs Buyers Advisory, we sit firmly (and proudly) in the second category.

Our process starts with understanding each client’s needs properly. That means getting clear on their lifestyle, their goals, their budget, their timeframe and what this property decision needs to achieve for them in the long term.

Because it’s not just about buying something.

It’s about making a highly considered property decision that supports the client’s life and long-term goals.

Why I welcome more scrutiny in the Buyers Agency space

I’ve said this before, and I’ll say it again: I believe the barrier to entry in our Australian Buyers Agent industry is far too low.

That doesn’t mean there aren’t excellent Buyers Agents doing excellent work!

There absolutely are.

In fact, I welcome healthy competition in the Buyers Agents space. There’s plenty of room for credible, ethical and experienced professionals who genuinely care about the outcomes they deliver for their clients.

If greater scrutiny of the Buyers Agents industry comes from this situation, I welcome it. Buyers deserve to feel confident that the person or agency they’re working with has the experience, standards, communication and processes in place to guide them through their property journey the right way.

The industry carries real financial responsibility, so higher standards should be welcomed, not feared.

Here’s a checklist to help you choose a credible Buyers Agent

If the recent headlines have made you more cautious, that’s not a bad thing. I think buyers should be asking the right questions before engaging a Buyers Agent.

Here are some of the things I’d be asking:

1. Are they members of recognised industry bodies?

Look at whether the Buyers Agent is connected to recognised industry associations and professional bodies.

For example, I sit on the Buyers Agent Chapter of the Real Estate Institute of New South Wales (REINSW). I’m also a member of the Property Investment Professionals of Australia (PIPA).

These memberships matter because they show our agency is involved in the broader professional landscape of the industry.

It’s also important to look at the professional network around the agency. Who do they work with? Who refers to them? Who trusts them?

Professional affiliations can tell you a lot about the credibility of a Buyers Agent.

2. How much real estate experience do they have?

Don’t just ask how long someone has been a Buyers Agent. Ask what experience they had before that.

Have they been in the real estate space for a long time? Have they experienced different markets and conditions? Do they understand how property decisions hold up over time?

Experience matters because buying and selling property is rarely as simple as it first appears.

3. What do past clients say?

Read testimonials and reviews carefully. Don’t just look for five stars. Look for substance.

Do clients talk about communication? Care? Guidance? Strategy? Did they feel supported throughout the process?

And if you’re unsure, ask whether you can speak with a previous client to find out more.

4. How well do they communicate?

This is a big one.

A strong Buyers Agent relationship should feel collaborative and consistent. You should always know what’s happening throughout the entire process.

If certain properties are being recommended, why?

If others are being ruled out, why?

At no point should you be feeling left in the dark about one of the most important financial decisions you’ll ever make

5. Is the team personal and accountable?

Our team is intentionally small and close-knit. I see that as a strength.

Clients get to know us, and we get to know them. They’re not passed around a large machine. They work with people who understand their brief, their circumstances and their long-term goals.

If you’re constantly speaking to a different person every time you contact a Buyers Agency, the alarm bells should be ringing.

At Brady Marcs Buyers Advisory, our focus is on clients for life

For me and my team, a successful outcome is not just about finding a property. It’s about guiding the client through the entire process, so they feel informed, supported and confident at each stage.

Because our business has always been relationship-led.

Most of our clients come through word-of-mouth and referrals, and that matters to me. It means our service must be at a certain standard that people feel confident to refer their friends, family and colleagues.

No amount of savvy marketing or mass advertising can replace experience, communication and genuine client care.

We’d rather put our energy into the work itself: guiding buyers through the process, communicating consistently and always aiming for an outcome that is better than what they expected.

That is where the “clients for life” mindset comes from. It’s not about one transaction. It’s about building trust over time as part of an ongoing partnership.

That’s also why we offer things like our Brady Marcs Platinum Program, giving our clients exclusive access to special benefits and discounts on home services and future Buyers Agent services.

What Australian property buyers should take from this moment

If there’s one useful thing to come from this difficult situation, I hope it’s that buyers feel more empowered to ask the right questions.

Because the answer is not to avoid Buyers Agents altogether. It’s to choose more carefully.

Ask about the agency’s experience. Ask who will actually be working with you. Ask how communication works. Ask about industry memberships. Ask about testimonials. Ask how they will support and guide you to make the right decision for your property goals.

A good Sydney Buyers Agent should welcome those questions. We sure do.

At Brady Marcs Buyers Advisory, we want our clients to feel informed, protected and confident.

We’re here for the long-term relationship, not a quick transaction.

And in my opinion, that’s how the entire industry should be operating.
