If you’re walking into an inspection and thinking, “Do I like this home?”, you’re doing what most buyers do. In the first 30 seconds, I’m doing something different. As a Sydney Buyers Agent at Brady Marcs Buyers Advisory, I’m already scanning for light, orientation, layout, flow, noise and early warning signs that can save you from an expensive mistake.
This article breaks down what I’m noticing before you’ve even finished your first walk-through. You’ll learn why street position and whether a property sits below the road matters, what dampness and darkness can signal, how “inviting” isn’t just about styling and why shiny renovations can sometimes hide issues you’d want to see.
You’ll also see how experience changes what you notice. The Brady Marcs Buyers Advisory team has spent years inspecting properties, spotting patterns, identifying risks and helping buyers avoid nasty surprises. If you’re time-poor or you want a calmer, more confident way to buy, this will help you understand what matters early and why.
If you’re a busy professional, you know 30 seconds can make a big difference
If you’re a doctor, a lawyer, a busy professional, or you’re upsizing or downsizing, Sydney property inspections often happen in the scarce margins of your week. You arrive, you walk through, you try to imagine your life there and then you’re back in the car answering emails.
That’s why I like the idea of “the first 30 seconds”.
Because in those first moments, a Sydney Buyers Agent is already taking in information most buyers (especially busy professionals) don’t even realise is there. Not because you’re doing it wrong, but because you’re not trained to look for it and you don’t spend years of weekend after weekend inspecting properties across different suburbs.
In the first 30 seconds, I’m not trying to fall in love with the home. I’m trying to deeply understand it.

Before you step inside, I’ve already started assessing the property from the kerb!
A lot of Sydney property buyers walk up thinking, “Do I like the facade?” or “Could I live here?”
I’m looking at the same home, but through a different lens.
Before you’ve even stepped foot inside, I’m taking stock of things like:
- Street position and kerb appeal, because position matters long after the paint colour stops feeling exciting
- Orientation and light, because natural light changes how a home feels and how it lives
- Whether the home is below the road, because that immediately raises questions about runoff, setting and water movement
- The immediate environment: is it noisy? Is there music on? Is there something outside that changes how you perceive the space?
Every conversation, every inspection and every detail provides a clue. My role is to put the pieces together so you can make the best possible decision.
“Below the road” is a good example.
Of course, I do buy properties below the road for clients, but it changes what you need to check. I’ve seen the difference street position can make, including how water can behave completely differently on one side of the road compared to the other.
The same street can behave differently. One side can have water issues constantly and the other side can be totally fine.

The first 30 seconds inside, is full of information
Sydney property buyers sometimes think “emotional response” is separate from logic. In my experience, it isn’t.
In those first seconds inside, I’m asking:
- Is the home inviting?
- Does it feel dark?
- Can I smell dampness?
- Does the layout and flow make sense, or does it fight you as you move through it?
A home needs to feel inviting and that doesn’t have to mean it’s staged. A property can be old, have fabulous bones and still be a great buy.
The opposite is also true. Sometimes, the homes that look “brand new” and “perfect” at first glance are the ones that require the most scrutiny because surface-level shine can distract buyers from what sits underneath.
Not everything that looks pretty and shiny is a good investment.
What looks good can sometimes hide what you should see
This is where property inspection experience matters.
A freshly painted home can look fantastic. But paint can also cover things buyers should see.
In those first 30 seconds, I’m already considering whether something that looks polished could be masking:
- Water issues
- Patch jobs
- Cosmetic improvements designed to draw your eye away from the wrong things
It doesn’t mean new or updated homes are bad. It means you shouldn’t assume “new look” equals “safe decision”.
I’ve seen plenty of scenarios where the better Sydney property investment is the older property with more potential, rather than the one that looks glossy on the surface.

My eyes go to places most property buyers don’t think to look
If you see my eyes darting around at an inspection, it’s not distraction. It’s assessment.
I’m scanning corners, walls, windows and the way the home “sits”. I’m listening. I’m checking how the property feels when you stop moving.
And I’m also thinking beyond the surface:
- Has work been done that doesn’t look like it’s been approved through council?
- Could that create risk later from an insurance perspective?
- Could it hold the property back when you go to sell?
Most buyers are evaluating whether they can live in the home as it is right now. I’m looking at the home now and what it could mean for your future.

I’m not just assessing the property. I’m assessing where you’re headed
This is where a Brady Marcs Buyers Advisory approach can feel worlds apart.
You might walk into a home thinking, “This works for us today.”
But I’m also thinking:
- Are you going to outgrow it too quickly?
- Will it still work when young kids become teenagers and the layout needs to function differently?
- Does this home support the plan you’ve already told me about: upsizing, downsizing, or rightsizing?
- Does it help future-proof your lifestyle?
You’re seeing the home today. I’m also seeing how it holds up for you at a later stage.
What can 30 seconds tell you as a Sydney property buyer?
A lot. Because those first moments can:
- Help you avoid a property that looks good but has signals you shouldn’t ignore
- Help you spot something you might have overlooked
- Help you reconsider a home you’d dismissed too quickly because it looked “too old”
- Help you save money by preventing the wrong decision in the first place
I’m a big believer in “prevention is better than cure”. If you’ve got someone on your side who can highlight what can go wrong, you reduce the chance of expensive surprises later.

The difference experience makes when inspecting property.
The Brady Marcs Buyers Advisory team has spent decades in the real estate space. To give you a sense of that combined experience:
- Heidi Brown – Senior Buyers Agent: around 25 years
- Me (Brady, Senior Buyers Agent): close to 20 years
- Lucy Bulla – Buyers Agent: around 10 years
- Anthony Wilson – Buyers Agent: around 15 years
- Tash Kessel – Associate Buyers Agent: around 3 years
When you’ve spent that many years looking at properties almost every day, you can’t help but learn what to spot early. You see patterns. You notice patch jobs. You know the difference between “cosmetic” and “concerning”.
It’s a bit of a Buyers Agent occupational hazard! We are always assessing, analysing and noticing the details. The upside? Our clients benefit from more informed, confident decisions.
Buyers Agents Property Inspections FAQs
What does a Buyers Agent notice in the first 30 seconds of an inspection?
At Brady Marcs Buyers Advisory, I’m looking at orientation and light, layout and flow, whether the home feels inviting or dark, any damp smell, street position, noise and early signals like water runoff risk if the property sits below the road.
Why does it matter if a property is below the road?
Brady Marcs Buyers Agents check below-road properties carefully because runoff and water movement can create ongoing issues. We look for what the position might mean long-term, not just how it looks on the day.
Can a freshly renovated home still hide problems?
Yes. At Brady Marcs Buyers Advisory, we often see cosmetic updates that can cover things like water damage or patch jobs, which is why early scrutiny matters, even when the home looks “brand new”.
Why use Brady Marcs Buyers Advisory if I’m a busy professional?
If you’re time-poor, Brady Marcs Buyers Advisory helps you assess risks, future suitability and hidden issues quickly so you avoid expensive mistakes and feel confident in your decision.
