Our Pathway to Property Purchasing is the step-by-step way we help you go from thinking about purchasing property to happily owning one that best suits your needs.

We’ve spent several years refining our method to build a system that allows us to help our clients achieve their property dreams time and time again – and today, we’re going to give you a broad overview of our Pathway to Property Purchasing to help give you a better understanding of exactly what it’s like to work with us as Australian Buyers Agents and achieve your own property goals.

Let’s jump straight in.

Step 1: Define the property brief

Upon engaging our Buyers Agency services, the first step is to sit down together and outline your brief to us for your property purchase in NSW or the ACT. This is where we discuss your must-haves, your would-likes, your absolutely-nots and, most importantly, your non-negotiables.

This ensures we’re all on the same page going forward, and each of the following steps can be taken in line with your property goals.

It also enables us to make your non-negotiables the top priority, before working through the rest of your wants and don’t-wants as we go.

Step 2: Find and create opportunities

Once we have a clear understanding of what it is you are looking for, we then begin using our various networks and channels to find and create property opportunities – both on and off the market.

As we find opportunities, we then present them to you through our collaborative online working space – a single digital portal where all communication between yourself and Brady Marcs will take place to ensure nothing is overlooked or lost as we go.

Step 3: Shortlist and inspect properties

As pre-screened properties that match come flowing in, you’ll then get the chance to shortlist your favourite ones, upon which we’ll arrange for property inspections to take place – allowing you to get a first-hand understanding of which ones best meet your goals and preferences.

Step 4: Perform due diligence on your preferred properties

Once we reach the stage where you have one or more properties you would like to pursue further, our team will then begin to conduct due diligence on each one.

By due diligence, we mean liaising with property conveyancers to review property contracts, coordinating building and pest inspections, performing background checks and sourcing any other important or relevant information that you may need, such as Development Application (DA) requirements.

Step 5: Negotiate or bid at auction on your behalf

As soon as we finish assessing each option, we present the properties that best meet your original brief. If you’re happy to go ahead, we then begin the property-purchasing transaction on your behalf.

We’ll either negotiate directly with the seller and their real estate agent to reach a great price, or bid for you at auction, all while keeping in mind your goals and budgets as we do so.

Step 6: Complete pre-settlement inspections

Congratulations! You’ve successfully purchased your property! Now, it’s time to conduct the pre-settlement inspections and finalise the purchase so you can get those shiny new keys.
